Job Overview

The Tenant Selector/Occupancy Specialist is responsible for screening and processing applications for public housing, including waitlist management, eligibility determination, and leasing. This role involves close collaboration with the Director of Maintenance for vacant unit turnovers.

Key Responsibilities

  • Process applications for State and Federal housing through CHAMP and PHA Web, ensuring accurate data entry.
  • Update applicant information in CHAMP or PHA Web as requested by applicants.
  • Prepare, organize, and distribute Vacancy Screening Package materials for state-aided public housing via CHAMP.
  • Manage vacant units, show units to prospective applicants, and oversee leasing for the FHA public housing portfolio.
  • Screen applicants for state-aided housing in compliance with CHAMP’s requirements.
  • Assess applicant eligibility for State and Federal housing, including running CORI reports and EIV.
  • Maintain accurate records, both manual and digital, and ensure proper filing of all applications.
  • Compile and submit quarterly vacancy and other required reports to the Executive Office of Housing and Livable Communities (EOHLC).
  • Calculate initial rents for new residents in accordance with state and federal regulations.

Qualifications and Skills

  • Proficiency in CHAMP is required.
  • Two years of experience in housing eligibility determination preferred.
  • Two years of leasing experience, including preparing leasing documents, preferred.
  • Strong background in records management, data entry, and rent calculation preferred.
  • Occupancy Specialist Certification must be obtained within six months of hire.
  • Strong computer skills, including proficiency with Microsoft Office and PHA Web.
  • Excellent verbal and written communication skills.
  • Knowledge of public housing rent calculation regulations and processes.

This position reports directly to the Director of Public Housing.

Salary Range: $55,370 – $65,370
